In fiscal year 2024, the median property tax bill in Cook County was $6,351, according to BlockShopper.com.

This marks a 13.7% rise compared to $5,588 recorded in the prior year.

Kenilworth posted the county’s highest median property tax bill at $32,921, while Steger had the lowest at $2,170.

Reviewing data from 22 Illinois counties, Kendall County reported the highest median property tax bill statewide for fiscal 2024 at $7,751, and Vermilion County recorded the lowest at $1,325.

The median property tax bill in Cook County equaled 2% of the county’s median assessed home value.

Because full real estate records were not available for all counties, only those with complete data are included in this analysis, and the findings may not represent a complete state comparison.

Across the U.S., median home prices rose again in 2025, with the countrywide median at about $447,000 in June. That reflects a 1.13% increase compared to a year before, as reported by Redfin. The reports also point to a persistent imbalance, with 36% more homes for sale than buyers, leaving a gap of 508,715 properties. Redfin considers a market balanced when the difference between sellers and buyers falls within 10%.

A stable or decreasing property tax rate does not always result in smaller bills for homeowners, since property values are a major factor. Bills rise as home values increase because property taxes combine tax rates with assessed values; higher prices expand the tax base and raise taxes owed, even if local governments cut rates. Research from a Lincoln Institute of Land Policy analysis shows that the average effective tax rate on a median-priced home in state capitals fell over 5% from 2023 to 2024.

Simultaneously, increasing property values have boosted the total tax base elsewhere. With local taxes dependent on home prices, rising values often increase tax bills even if rates stay the same or fall. Research on U.S. housing markets suggests that a 1% uptick in median home price corresponds with about a 0.71% drop in effective tax rates, indicating that rapid price growth can ease tax rates while still producing more revenue.
