Data from the 67 properties sold in Near West Side during that quarter show a median sales price of $475,000. The neighborhood’s median property tax bill for 2025 was $7,573, or 1.6% of the assessed median home value.
The nationwide average effective property tax rate was 0.888% in 2024.
Within Cook County, Ford Heights, Phoenix, and Park Forest were the neighborhoods with the highest effective property tax rates.

By Redfin’s standards, a balanced market corresponds to seller and buyer figures within a 10% range of one another.
