Norridge reported a median commercial property tax rate of 2.7% in fiscal year 2025—ranking as the 16th-lowest rate among Cook County cities, according to BlockShopper.com.

This compares to the countywide median of 2.9% for the same year, putting Norridge 0.2 percentage points beneath the Cook County median.

Berkeley was recorded at the same 2.9% median rate for Cook County that year.

The 92 Cook County municipalities saw rates between 1.1% in Harwood Heights and 15.6% in Chicago Heights.

Commercial property tax rates across 53 major U.S. cities averaged 1.76% in 2024, based on analysis from the Lincoln Institute of Land Policy. The analysis suggests a property valued at $1 million, including $200,000 in fixtures, results in an annual tax bill of approximately $21,060. Nationally, rates varied, with some cities reporting averages below 1% and others as high as 4%.

Classification systems in multiple states can lead to higher effective property tax rates for commercial, industrial and apartment properties compared with residential rates. In particular jurisdictions, businesses may be taxed at several times the residential property rate. As one example, the tax rate in Charleston is almost sixfold that of residential rates.
