A $71.3 million industrial complex is proposed for redevelopment at a former illegal dump site in North Lawndale. The proposal was introduced to the City Council by Mayor Brandon Johnson, aiming to transform the 21-acre property at 4300 W. Roosevelt Road.

The project, led by 548 Development and Related Midwest, includes plans for two large industrial buildings of 181,760 square feet each and two smaller "innovation centers" of 5,000 square feet each.

To support this development, a Cook County Class 6(b) property tax incentive valued at $7.7 million over 12 years has been proposed. This incentive is designed to stimulate industrial growth in areas needing revitalization. It is expected to create 250 full-time jobs and an additional 125 construction jobs.

Previously, the City Council approved up to $8 million in Tax Increment Financing (TIF) assistance for the project.

The site's history as an illegal dump during the 1990s resulted in convictions of several public officials due to its misuse.
