Chicago City Council approves funding for Humboldt Park housing project

The Chicago City Council has sanctioned the allocation of funds, the sale of city-owned land, and the appointment of The Ave SW, LLC as the developer for a new housing project in Humboldt Park. This initiative involves the construction of a four-story, multi-family housing development.

The ordinance permits up to $25 million in Tax Exempt Bonds, $20.015 million in Tax-Increment Financing (TIF), and $4.2 million from Chicago Recovery Funds to support this project.

The development will take place on two sites within Humboldt Park and will feature 52 units ranging from one to three bedrooms. All units are intended to be affordable, with Area Median Income (AMI) levels between 30% and 60%. Eleven units will be accessible. The site will include an enclosed garage with 29 parking spaces and a loading area.

Amenities for residents will include common areas with free Wi-Fi, bike storage, a package room, and laundry facilities on each floor. Security measures consist of a controlled buzzer entry system and cameras at entrances. Neighborhood Housing Services (NHS) will manage community space operations and provide homeownership programs and education.

Additionally, there is a proposal for a 1,600-square-foot commercial space; however, no letter of interest has been received for this space yet.
