Chicago Fire FC proposes $750 million stadium as part of The 78 redevelopment

The developer Related Midwest has submitted an application to the City Council to amend the Planned Development (PD) zoning for The 78, a large-scale project on Chicago's Near South Side. The proposed amendment would allow for the construction of a $750 million stadium for the Chicago Fire FC.

According to the application, the new 22,000-seat open-air stadium would be located on the northern section of the 62-acre site and is intended to become the permanent home for Chicago Fire FC after their move from Soldier Field. The team will finance the stadium, with construction expected to begin in early 2026.

The remaining portions of The 78 project, situated at Roosevelt Road and Clark Street, are zoned for up to 10,000 mixed-income housing units along with space designated for retail, office, and institutional uses. Any future phases of development will require site plan approvals from the Department of Planning and Development and include presentations before the Chicago Plan Commission.

The current zoning designation for The 78, known as PD #1434, was established in 2018.
