North Lawndale industrial complex receives tax incentive approval

A redevelopment project for a former illegal dump site in North Lawndale has been approved by the City Council. The project will transform the 21-acre property at 4300 W. Roosevelt Road into a $71.3 million industrial complex.

The development, planned by 548 Development and Related Midwest, will include two industrial buildings of 181,760 square feet each and two innovation centers of 5,000 square feet each.

The Cook County Class 6(b) property tax incentive, valued at $7.7 million over its 12-year term, aims to support this transformation. It is expected to create 250 full-time jobs and 125 construction jobs. The project had already secured approval for up to $8 million in Tax Increment Financing (TIF) assistance from the City Council.

In the past, the site was used as an illegal dump during the 1990s, leading to convictions of several public officials. The Class 6(b) property tax incentive is designed to encourage industrial development in areas that require revitalization.
